     612 Lancaster is the flagship Net Zero Energy single-family home built in 2008 by ZETA (Zero Energy Technology Architecture) Communities. ZETA is known as the first Net Zero, Urban Infill, Zero Lot Line, Live Work modular home innovation company. Designed in conjunction with visionary architect Dan Smith of DSA Architects, it was originally conceptualized as a two-townhome build. Plans were later resubmitted to create a single-family residential home with a beautiful 25 x 50 foot oasis garden to create green space in an urban setting. Recognized by Green Builder Magazine in 2009 with the Home of the Year Award for Green Design, this strikingly designed, durable, all electric home affords good, healthy, sustainable living with net zero energy consumption. Further reducing its carbon footprint, it was built with approximately 50 percent less building material and construction time than a standard home.

     This ZETA Communities green home uses 60 percent less energy than a standard home. It also generates 40 percent of its energy via photovoltaic panels. When combined the overall result is net zero energy consumption every year. For its revolutionary design, 612 Lancaster has received the following Green Certifications: HERS (Home Energy Rating Systems) rating of Zero Net Energy Use; 98 Points LEED Platinum Certification; 206 Green Point Rating; EPA Indoor Air PLUS Energy Star; Department of Energy Builders Challenge Program Awardee; Green Builder Magazine’s 2009 Grand Award Winner.

     Designed with a zero lotline and blind east-west walls, the center hall skylight and expansive south and north walls of windows reduce the need for artificial light.  Its Zero Energy Systems include: Passive Solar Design, zTherm Energy Controller, Thermal Storage Conditioned Basement, Ultra-Efficient Envelope, R Rigid Wrapped Insulation Building System, High Performance ‘Icynene’ Cellulose and Spray Foam Insulation, Recycled Cellulose Insulation, R-30 Roof, R-22 Walls, R-5 Exterior Rigid Foam, R-22 Floors, Serious Material Windows with R-5 and R-7 Energy Star Ratings, Air to Air Heat Exchanger, High Efficiency Heat Pump, Heat Recovery Ventilator, Free Cooling System, Waste Water Heat Recovery System, LED-CFL High Efficiency Lighting, Energy Star Appliances, 100 Percent Photovoltaic Power. An innovative passive heat recovery ventilator system heats this home. Outside air is passively brought into the home, warmed as it passes through a heat exchanger and expelled into the home as heat.

     This spacious home features a ground floor comprised of a working studio/office suite/great room, a full bathroom and access to a one car garage. Its two-inch concrete floor creates an interior that flows seamlessly to the adjacent Zen-like professionally landscaped outdoor urban garden and oasis.  A dramatic open staircase leads to the upper floor living space that features ¾ inch maple hardwood flooring throughout, two sunny bedrooms, full bathroom, living room and a laundry area.
